So you’re ready to purchase a home! The AAR (Arizona Association of Realtors) Residential Purchase Contract is a nine page document full of multiple clauses and legal verbage that, at first glance, can seem exhaustingly endless. It is, though, carefully designed to protect all parties involved. The purchase contract contains time frames in which certain actions need to be taken and completed. For example, the contract entitles the buyer to an inspection period of at least ten days, and entitles the seller to a five day response time. It also provides time frames for an appraisal to be ordered, certain documentation to be provided, and specifically, the date of close of escrow.
